By creating an account or using SIP you agree to these Terms. We may update them; material changes will be announced in the app, and continued use after a change means you accept it.
You must be at least 18 years old and able to enter contracts. SIP is not directed to minors.
SIP is an online marketplace that connects buyers, sellers, renters, agents, lawyers, developers and service professionals. SIP IS NOT a real-estate broker or agent, IS NOT a party to any transaction between users, does NOT represent either side, and charges NO commission on user transactions. Verification badges reflect limited document checks only and are NOT an endorsement or guarantee of any user, listing or property.
Listings, prices, market figures and availability are provided by users or computed from user data, and are offered "AS IS", with no warranty of accuracy, legality, title or availability. Before paying or signing anything you must perform your own due diligence: verify title, liens, permits and identities with a licensed Dominican lawyer and the competent authorities. Nothing in SIP is legal, financial, tax or investment advice.
The AI valuation, assistant, AI search and similar features produce automated, informational estimates based on ASKING prices of active listings. They are NOT appraisals and NOT professional, financial, legal or tax advice; they can be wrong or outdated; and they must not be the basis of a decision to buy, sell, rent or price a property. To the maximum extent permitted by law, SIP accepts no liability for decisions based on AI outputs.
Users are solely responsible for what they publish (listings, photos, messages, reviews, forum posts). SIP does not endorse user content and may remove any content or account at its discretion, including after reports. In-app reporting and blocking tools are provided; takedown requests: info@siphome.app. You grant SIP a non-exclusive, worldwide license to host and display the content you publish, solely to operate the service.
What you publish in a listing is public. When you publish a property, its location —address, sector, province and the coordinates you mark on the map— is stored and shown next to the listing, along with the photos, the price and your public name as the seller. That information is visible to anyone who opens the listing, including people without a SIP account. You decide what you publish: if you would rather a property’s exact location not be public, do not mark it on the listing map. Your phone number and email are not published with the listing: they are stored separately and only reach the other person when you reply to an inquiry.
You may not: publish false or fraudulent listings; impersonate any person; send spam or scrape the service; harass, threaten or defraud users; infringe intellectual-property rights; publish discriminatory content or restrict housing on the basis of race, color, religion, sex, familial status, national origin, disability or any protected class (including, where applicable, the U.S. Fair Housing Act); or use SIP for any illegal purpose, including money laundering.
Agents may declare their CBR# (the AEI's voluntary broker registry; SIP displays it as declared until reviewed); lawyers must hold a valid bar registration (matrícula); developers and construction companies a valid RNC. Duplicate or false professional numbers are prohibited.
Visit and stay requests are agreements strictly between users; owners approve or decline them. SIP does not process payments between users and is not responsible for cancellations, deposits or the condition of any property.
SIP relies on third-party services (Google/Firebase, Google Maps, Google Gemini AI, WhatsApp links). Their availability and accuracy are not guaranteed by SIP.
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE", WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, TO THE MAXIMUM EXTENT PERMITTED BY LAW.
To the maximum extent permitted by law: SIP Technologies LLC shall not be liable for indirect, incidental, special, consequential or punitive damages, lost profits or lost data, nor for the acts or omissions of any user; and SIP's total aggregate liability for all claims shall not exceed the greater of one hundred U.S. dollars (USD 100) or the amounts you paid to SIP in the twelve months before the claim. Where a jurisdiction does not allow a limitation, it applies to the fullest extent permitted.
You agree to indemnify and hold harmless SIP Technologies LLC and its officers, employees and agents from any claims, damages and expenses (including reasonable attorney fees) arising from your content, your use of the service, your transactions with other users, or your breach of these Terms or of the law.
You may delete your account at any time from the app (Profile → Delete account) or, without installing it, at https://app.siphome.app/delete-account/. We may suspend or terminate accounts that violate these Terms or the law, or that put users at risk. Clauses which by their nature survive (4-7 and 11-16) survive termination.
If you reside in the United States, any dispute with SIP shall be resolved by BINDING INDIVIDUAL ARBITRATION under the American Arbitration Association Consumer Rules, and YOU AND SIP WAIVE ANY RIGHT TO A JURY TRIAL AND TO PARTICIPATE IN A CLASS ACTION. Qualifying claims may instead be brought in small-claims court. These Terms are governed by the laws of the State of Wyoming, United States of America, the registered seat of SIP TECHNOLOGIES LLC, without prejudice to mandatory consumer protections of your place of residence.
For users in the Dominican Republic, mandatory consumer rights under Law 358-05 and the competence of Dominican courts remain unaffected where they cannot be waived. Personal data is governed by Law 172-13.
If any clause is held invalid, the remainder stays in force. These Terms are the entire agreement about the service. The Spanish and English versions are intended to be equivalent; for users in the Dominican Republic the Spanish version shall prevail in case of conflict.
For the purposes of article 8 of Dominican Republic Law 74-25, the person responsible for content moderation at SIP is reached at info@siphome.app. That address receives communications about user-published content, including takedown requests and complaints about moderation decisions.
